Mortgage for foreigners in the Czech Republic: the conditions
· 6 min read
All major banks in the Czech Republic provide mortgages to foreigners. The conditions are stricter than for Czech citizens, though, and each bank assesses them differently. That is why it pays to know the rules in advance and choose a bank that fits your situation.
Residence type matters most
- Permanent residence (trvalý pobyt): the best starting position, conditions are almost the same as for Czechs.
- EU citizens with temporary residence: banks usually want you to have lived in Czechia for several years.
- Long-term residence (non-EU countries): possible, but banks are more cautious and may require more of your own funds.
Income and documents
- Banks prefer income from Czechia: an employment contract, ideally open-ended and past the probation period.
- Self-employed people (živnost) usually prove income with tax returns for the last 1 to 2 years.
- Income from abroad must be documented and documents often need an official translation.
- The bank also checks debtor registers.
What to watch out for
- Some banks require a notarial deed with direct enforceability (přímá vykonatelnost). Other banks do not.
- Validity of your residence permit: the bank may want it not to be too short.
- Property insurance is mandatory, payment protection insurance is strongly recommended.
