Selling a flat? When you pay tax on the sale and when you don't
· 5 min read
The property acquisition tax has been abolished, but income tax may arise when you sell. For individuals, profit from a sale is normally taxed at 15 %. In many situations, however, the income is exempt.
When you don't pay tax
- Residence test: you had your registered residence (bydliště) in the property for at least 2 years immediately before the sale.
- Holding test: you owned the property for more than 5 years if acquired from 2021, or more than 10 years if acquired earlier.
When you pay tax
- You sell a flat bought as an investment within 5 years.
- You did not live in the flat, or lived there for less than 2 years.
- The taxable amount is the difference between the sale price and documented costs: purchase price, selling costs and documented investments in the property.
